Homes Previewed Review 1/31/12

One of the key aspects of the real estate business is learning market inventory. Today I went to three 1310 sq. ft. condos and two 1428 sq. ft. with finished basement town homes in the Fair Oaks area off of route 50 in the Fair Ridge subdivision, and a 1655 sq. ft. with finished basement single family home out past Tysons on route seven.

The condos were all the same basic layout with a bathroom located next to the foyer that connects to one of the bedrooms. It has room for a small dining area but in the condos that were furnished they did away with the dining  area in order to increase the size of their living room. The second bedroom was a good size for a mast bedroom and the bathroom was the largest of any of the properties we visited. One unit had an updated kitchen with new granite counter tops and stainless steel appliances while another had a loft.




If a person is looking for more space and wants to be in the same area then the town homes might be better suited to their needs. The first town home we visited was not well staged but it was the same basic layout as the other so I do not see that as a negative for a home buyer. The basement was a bit drafty, one of the upstairs bedrooms was small, and the mast bath was not as roomy as some might like, but the town homes are in a great location and offer more room than the condos.

The second town home had an updated kitchen and was staged better but that might not be what is important to a buyer. There were a number of town homes on the market in this subdivision which would benefit any buyer looking to purchase in the area. The basement was once again drafty and the master bathroom was on the cozy side, but again for the amount of home in the area it looks to be a value.

The single family home was by far the best we looked at today. It was a truly beautiful home. When a person walks in they have the choice to turn left towards a full updated kitchen or to the right to a small set of stairs that leads down to a sitting area.

Off of the sitting area is a hallway that leads back to a small den that was currently being used as a home gym and then further down the hallway is the laundry room. Past that is another small set of stairs leading down to another sitting area, a work room, and a library/office.

When one returns to the main level they can head back to the family room and dining area. Off of the dining area is a closed in sun porch that is simply stunning, and a place it is easy to imagine a person relaxing in to the point of losing track of time. The backyard is large with a built in bbq pit.

The upper level is the bedroom level with what can either be two children's bedrooms or guest bedrooms and the master bedroom. It is an older home and the master bath is a bit snug, but that drawback is small on a house this stunning.

It is important to me to know the properties in the area I work so that when someone asks me what is available I can tell them and maybe even meet their needs immediately. The worst thing that I do is show that I have knowledge of the area I work in and don't you want to work with someone who knows the area?
