Bradley Acres Market Activity

In the last couple post I have written about Bradley Acres and now it is time to examine it further and see what the market activity looks like in that subdivision. First though I would like to say that I really like not just the homes in Bradley Acres but the location as well. It is not what can be called off the beaten path, but it feels like it. After passing the Fairfax Towne Center on West Ox Road it feels like entering the country.

While that part of Fairfax County has a private feel to it it is still close to everything. Bradley Acres is located near Frying Pan Park and between Reston Town Center and Fair Oaks Mall. Bradley Acres is a neighborhood that feels the way a neighborhood should. It has sidewalks and front yards but is still located in a private area that benefits from being off of a major road that can quickly take a person to either Reston or Fairfax.


Now to the important info, the stats. Bradley Acres is a fairly healthy neighborhood. It has an absorption rate of 2.5 with five active listings and two under contract. That is still low inventory, but it is better than a lot of subdivisions in Fairfax County. All of the houses I saw in Bradley Acres have tremendous floor plans with larger bedrooms than most homes in Fairfax County and nice open sitting areas connected to the kitchen.

There are only two homes that sold in the last three months in Bradley Acres. They both were listed in the mid-500's and were on the market for a good amount of time at 115 and 178 days respectively. Most of the homes that are currently listed are also in the mid-500's and that is the price that the neighborhood should be priced at.

Expanding this out to six months adds two other homes that sold also in the mid-500's and that sat on the market for 85 and 169 days. Bradley Acres is a very nice neighborhood, but I am not sure it is one that enough people know about. The homes in this neighborhood for this price should be moving faster. One of the neighborhoods it is in competition with Poplar Tree Estates is also a mid-500's neighborhood but it is located closer to the beltway and near the Greenbriar Town Center and Fair Oaks Mall.

The homes in Poplar Tree Estates vary more in price with homes that sold for as low as $474,900 and as much as $699,000. It still averages out to the mid-500's but it gets there in a different way. The homes in that neighborhood also spend less time on average on the market than the ones in Bradley Acres. It is my opinion that the reason for this is Poplar Tree Estates is located off of Stringfellow and is closer to activity.

Bradley Acres is a great location but it has to be found. That is an advantage to anyone looking for a home. Personal preference means a lot when looking for a home, but there are a number of people in the world who want to have to be found. Bradley Acres is a neighborhood with good activity, priced fairly, and located both out of the way and close to the activity.
